Partial Chimney Rebuild
When chimney mortar deteriorates, porous masonry becomes more vulnerable to water intrusion. Once water gets in, cycles of freezing and thawing in winter create movement in the bricks. Over time, the bricks begin to break off and crack, which is called “spalling.” When this happens, at least a partial chimney rebuild becomes necessary.
If you catch the damaged mortar in time, rather than having to have a chimney rebuild, a procedure called “tuckpointing” can be used. Tuckpointing is also referred to as “pointing” or “repointing.” The old mortar is removed first. Then new mortar is applied, which gives the chimney renewed stability and strength.
Flashing-Up Chimney Rebuild
When tuckpointing is no longer possible, due to deterioration of the brick and extensive water damage, a flashing-up chimney rebuild is often necessary. This means that the chimney is torn down to the flashing, close to the roofline. The chimney is then rebuilt with a new chimney crown that does its job of helping to prevent water from damaging the chimney again.
